A Few Tips for Preparing Your Home for Winter



Winter is here, so it’s time to go outside and make sure that the exterior of your home is ready for the cold weather. Today, we’ll go over our top winterizing tips for you.

Today, we’ll go over a few things you should take care of on the exterior of your home before winter weather hits. For example, as temperatures get cooler, you need to drain your sprinklers. You can do that yourself, but we recommend having someone professionally winterize them. They will come out with a compressor and blow out all of the water in the pipes so that none of it freezes. When water freezes in pipes, the pipes expand and burst, which can cause major water damage. You should also make sure to disconnect your hoses. Failing to do so could lead to water damage. While you’re outside taking care of that, you can even put down some winter fertilizer. Most people aerate and fertilize their lawns during the fall, but putting down a winter fertilizer will get your lawn totally ready for spring. Check your caulking and the condition of your concrete. Caulking prevents excess water from going beneath the concrete slabs in your walkways or driveway. In the winter, that water can freeze and lift up the concrete slabs. Fresh caulking will help you prevent that problem.

You should also seal your driveway to protect it from the de-icing agents applied by the city road crews. Your car’s tires will collect road salt and deposit it in the driveway, which can create pitting in your driveway. Sealant will also protect your driveway from oil spills and extra moisture from winter snows and spring rains.

When it does snow, it is incredibly important that you remove snow from your driveway quickly, or you will risk damaging the concrete. Don’t use salt or de-icing agents on your walkways. Instead, use some sand, pea gravel, or kitty litter to prevent people from slipping on your sidewalk.

As you tour the exterior of your home, check your exhaust and fresh air intakes to make sure they are free and clear of any obstructions, like bird nests. If you have a fireplace, make sure that the fireplace vent is clean as well.

Finally, pay attention to the exterior caulking on your home. Caulking can shrink and separate over the years. Seal them up to keep your home warm and lower your energy bills during the winter months.

Do Short-Term Rates Influence Mortgage Rates?


Interest rates are on the rise, and today we’ll be getting to the bottom of why this is taking place and why it matters to you.

Many people are wondering what’s going on with interest rates today. To help answer this, I recently sat down with Eric Almquist of Benchmark Mortgage to discuss this critical subject.

According to Eric, it’s been some time since we’ve seen conditions like those we’re seeing now. The Federal Reserve, which meets once every six weeks, is currently in a tightening cycle. Recently, they’ve been making adjustments to short-term rates with the intention of suppressing potential future inflation.

However, while it is true that short-term rates are set to rise once more before the end of 2018, this does not mean that mortgage rates will be directly impacted.

So though increases in short-term rates may ultimately lead to a slow increase of long-term rates, this is more of a correlative happening than a causal one. All it truly indicates is that our market is beginning to balance out. In fact, an increase of mortgage rates is generally the result of another positive shift—like the drop in unemployment.

In short, everything in our market is connected. Also, rates today are still historically low. This means it’s still a great time to buy. All of these conditions are both relative and cyclical.

Pebblebrooke Update: New Homes Galore


The Pebblebrooke neighborhood is developing right before our eyes. Here is what we have now and what is coming soon.

Today we are standing outside in Southwest Omaha in the Pebblebrooke subdivision, and it is really neat to see so many developed lots going up. Phase one of Pebblebrooke has about 75 lots with a number of homes being built, and phase two will have even more lots, around 120.

How Do the Linear Fireplaces in Our Homes Work?


We’ve got some great tips for you today if you own one of our homes with a linear fireplace. Here’s a full demonstration of how everything works.

We’re back once again to talk about one of the great features in our homes: our linear fireplaces. We’ve got some tips and techniques for you to help keep things warm and safe in your home. With all of our brand-new fireplaces, we recommend a six- to eight-hour burn off period. After that, you'll want to disassemble the fireplace and clean the outer glass cover. To open the fireplace, you just lift up on the screen. There are tabs on each side that you can pull on to get the screen off. After the screen is off, you’ll want to unscrew the four pins in the frame of the fireplace and take that out. After the frame is out, you can clean that sooty glass. We recommend setting an old towel down underneath the frame and using an ammonia-free glass cleaner. If there is any soot buildup that you weren’t able to remove right away, a glass-top cooking cleaner works really well. Once the glass is clean, you simply lower it into the frame. Once it’s secure and sealed, pull those spring-loaded latches back. Then you can put the frame back in and re-insert the screws you took out earlier. You’ll notice that on the outside of the frame, there’s a battery pack velcroed underneath. In case of a power outage, you can use the batteries to ignite the fireplace. If the power is on, however, it’s a good idea to remove the batteries.


The gas shutoff valve is actually located in the utility room.




Finally, all you have to do is slide the glass cover back on the fireplace and flip the switch on the wall. You might see a bit of condensation, but it should go away in a few minutes. The gas shutoff for this unit isn’t located on the fireplace itself. It’s actually located downstairs in the utility room. It should be labeled “fireplace.” If the valve is straight up and down, it’s on. If you want to shut it off, simply turn the valve 90 degrees. Why Now Is the Time to Build


Here are three reasons why now is a great time to build a home.

Today I want to talk about the three reasons why now is the right time to build a home.

1. Low inventory. There are few homes for sale on the market, especially those priced under $300,000. If you can’t find what you’re looking for on the market, what a great time to get involved in the process of building your home from the ground up!

2. Interest rates. Interest rates are rising a little bit more than they have in the last couple years. For a $300,000 purchase price, if the rate rises by a half percent to 5%, you’ll be spending around $75 more per month.

3. Building costs. Over the last three to five years, we’ve seen overall building costs rise about 4.5 %.

The True Importance of Dryer Maintenance


Dryer maintenance is both simple and important.

Maintenance is an important aspect of homeownership. Today, I’d like to talk specifically about the significance of dryer maintenance. Along with manufacturer recommendations, you also need to make sure you are always clearing the dryer vent of lint and other obstructions.

Remember to check that air flow from the exhaust vent remains unblocked. A number of things, including inclement weather, can cause blockages for this vent.

Most ranch-style homes will vent low and close to the ground. On two-story homes, the vents are typically higher. If your vent is located on the roof, you may need to enlist professional help.

Checking this vent is not only important for ensuring that your dryer functions properly, but also because doing so can prevent fires. Checking your dryer vent at least a couple of times a year is critical.

Most dryers these days will have an alarm or sensor to detect blockages, but this isn’t the case for all units. Even if your dryer does have an alarm, periodically checking the vent is still a good idea.

You can even hire a professional duct cleaning company to clear the vent for you. Otherwise, dryer cleaning kits are available at most hardware stores.

How Moisture Affects New Construction Homes


How much moisture should be in your new construction home, and how will cold weather impact moisture levels? Let’s find out.

Cold weather has a few distinct effects on new construction homes.

With any new home, you will have excess moisture because of all the building components that went into your property.

As you turn on your heat when colder weather arrives, this moisture becomes airborne. You can monitor your moisture levels with a hydrometer. The most important thing is to know where your moisture content is at in your home.

Some people think more moisture is better and are tempted to run a humidifier, but generally speaking, we don’t recommend running a humidifier within your first year or two of owning your new home. With so much moisture already in your home, it just isn’t a good idea.

Typically, it is best to have a moisture content of between 40% and 55%. Wood floors will contribute to a higher moisture content.

Some tell-tale signs that your home is beginning to dry out include cracking trim or trim becoming separated from the walls. This is the point when you may want to set up a humidifier. In the spring and summer, though, you may want to use a dehumidifier.


It’s very important to know the moisture content of your new construction home.



As moisture evaporates out of your materials during the winter months, you may begin to see condensation on the windows, since they are a colder surface than the walls.

It is perfectly normal to live in a brand-new home and still see condensation. Whether you have top-of-the-line or bottom-of-the-line windows, it doesn’t matter. It all depends on the level of moisture in the home.

Running bath fans after bathing or even while you’re bathing or showering is a good idea. It will help take the extra moisture you’re putting into the air and vacate it to the exterior of the home. If you don’t run bath fans while bathing or showering, it will increase the condensation in your home

As your home starts to dry out, you will experience some floor popping, but this is also normal. It’s all part of the weathering of the home.

Tips for Snow Removal and How to Treat Your Driveway


Before you salt your driveway and ruin the concrete, I have a few snow removal tips for you today.



I have a few snow removal tips for you today, as well as a few tips on how to salt or treat your driveway.

Hopefully, you all had time to caulk and seal your driveways before the winter weather hit. If you moved into your home in the colder season, you might not have had the opportunity to do so, but make sure that you plan ahead for next year.

Caulking and sealing your driveway helps prevent extra moisture from going down in between the control joints. Sealing also helps protect your driveway from the road salt left on your vehicle as you drive in and out of your driveway and garage.

Now, you may be tempted to use ice melt and salt on your driveway. Don’t do it. You don’t want salt of any kind on your driveway, walkway, or garage floor. Salt is very detrimental to concrete surfaces and will cause spalling on the top layer of concrete.

Instead, sprinkle a pea gravel mix or sand on your driveway and walkways.


Before you salt your driveway and ruin the concrete, I have a few snow removal tips for you today.



The most important thing you can do is try and remove that accumulated snow or ice as quickly as possible. Don’t let it sit there.

As the salt trucks or snow plows go up and down your street, you may wind up with some ice melt or snow pushed onto the approach area of your driveway. Remove that as soon as you can using a broom or leaf blower.

Don’t forget to sweep out your garage, too. Ice melt stuck to your vehicle will drip down onto the garage floor, so get your broom or leaf blower to take care of that as well.
